Air conditioners are remarkable pieces of equipment. Air conditioners don’t actually cool your home’s air. In fact, they literally remove the heat from the air in your home and send it outdoors. This occurs at three points. First, a “return vent” inside of your home “sucks” the heated air from the living spaces and blows it onto an evaporator coil. The refrigerant inside of the coil is cold, and it absorbs the heat from the blown air. When this heat is absorbed by the refrigerant, it turns into a hot gas itself. The cooler air is pumped back into the living spaces while the hot gas from the coil heads to the compressor, which is usually outside of the home. The compressor does exactly that: it compresses the hot gas into even hotter gas that heads to the condenser unit. The condenser discharges the hot vapor outside. And the cycle runs over and over.
Where does the water come from? During the first part of the cycle, when the warm humid air is blown over the coil, condensation forms and drips to the drain line and pan. Here is where you could have problems. Water can leak from the drain pan if it is improperly installed. A dirty coil can cause water to drip off the dirt instead of moving towards the drain pan, tubing from the pumps can wear down and develop leaks, at any point fittings and joints can break or become unglued, and more.
Make sure you have your HVAC system inspected and maintained every year to prevent this. However, if it’s too late for that, and there is a leak from your HVAC system, you may need to have the water damage repaired.
